Downsizing

Downsizing works best when the next home makes daily life easier in the ways that matter to you. Fewer rooms or a smaller section may help, but layout, upkeep, location and the move itself all deserve attention. Start with the life you want to keep, then decide which parts of your present property you are ready to leave behind.

Write the next-home brief before you start packing

Make three lists: what you want to keep, what you want less of and what you cannot compromise on. You might want room for family visits, a hobby, a sunny chair or a small garden while reducing stairs, cleaning or outdoor work. Separate a true requirement from a feature that would simply be nice.

Use that brief at every viewing. A home with one fewer bedroom might still need considerable exterior maintenance; a compact townhouse might have stairs or storage arrangements that do not suit you. Compare the work involved in living there rather than relying on the word “low-maintenance”.

Try an ordinary day in the home

  • Follow the route from the car or footpath to the entrance, carrying shopping in your imagination. Check gates, gradients, steps and shelter.
  • Look at the rooms you would use most. Can the furniture you want to keep fit without making movement awkward?
  • Think about getting up at night, using the bathroom, doing laundry and reaching storage. A single-level description alone cannot establish suitability for your needs.
  • Allow for visitors, pets and hobbies as well as your usual routine. Decide where occasional-use belongings would go.
  • Check the outdoor areas you would actually maintain, including accessways, drainage, fences and planting.

If accessibility is a priority, get advice suited to your circumstances before deciding. Do not assume a future alteration will be practical or approved. Our townhouse guide helps compare attached homes, ownership and shared responsibilities.

Compare the address with your real routine

For a move within Christchurch, test the journeys you would make regularly: visiting family or friends, shopping, appointments, work and recreation. Consider the route itself, the time of day and how you would travel if driving became less convenient. Nearby on a map does not always mean an easy journey from the door.

Visit a shortlisted street at more than one useful time. Note sunlight, traffic, parking and outdoor noise, then return to the property-specific questions. Our Property Information and Property Records and Repairs guides connect the choice of home with the records and independent checks it needs.

Make a belongings plan in manageable stages

Start with one cupboard, room or category. Mark what you will keep, give away, sell, store or dispose of, and agree who will help with each task. Measure the large pieces you want in the next home before paying to move them. Leave time for family decisions about meaningful belongings.

Keep essential paperwork, medicines, valuables and items needed on the first night separate from general packing. Ask removal and storage providers for written quotes and their arrangements if dates change. Avoid booking the whole plan around an assumed key-release time.

Plan the sale around the move you want

Tell your chosen salesperson why you are moving, what the next home needs to offer and which dates are flexible. A current appraisal helps frame the sale discussion; your lender and lawyer can help establish the funds and commitments involved in the complete move.

Compare costs beyond the two property prices: agreed selling and marketing costs, legal work, reports, removals, storage, temporary accommodation and any overlap in ownership expenses. Ask about actual ongoing costs at the next property, including shared charges where relevant. A smaller home does not by itself establish how much money you will release.

Use our Buying and Selling guide for sell-first, buy-first and settlement dependencies. It keeps the transaction questions in one place while this guide helps you decide what the next home should do for you.

Choose preparation that fits your energy and timetable

List necessary maintenance separately from presentation work and optional improvements. Discuss the priorities before undertaking a large renovation. Ask how photographs, viewings, pets and private belongings will be managed around your daily life. Our preparation guide gives you a practical starting point.

If the SuperGold commission offer may apply to you, discuss eligibility and the written terms before signing the agency agreement. Downsizing alone does not establish entitlement to the offer.
